Helpful answers in plain English
Frequently asked mortgage questions
Every mortgage application is different but these general answers can help you understand what to expect before speaking with Joanne.
Getting started
Planning your mortgage
When should I speak to a mortgage adviser?
It can be helpful to speak to an adviser before you begin viewing properties or before your existing mortgage deal ends. Starting early gives you time to understand your options and prepare any documents that may be required.
How much could I borrow?
This depends on factors including your income, regular commitments, deposit, credit history and the lender’s affordability assessment. Joanne can review your circumstances and explain what may be realistic before you make an application.
How much deposit will I need?
The amount required varies depending on the mortgage type, property and lender criteria. A larger deposit may provide access to a wider range of mortgage options but Joanne can discuss what may be available based on your circumstances.
Does an Agreement in Principle guarantee a mortgage?
No. An Agreement in Principle is an initial indication based on limited information. A full mortgage offer remains subject to the lender’s affordability checks, underwriting, property valuation and lending criteria.

Questions about applying
Can I get a mortgage if I am self-employed?
Being self-employed does not prevent you from getting a mortgage. Lenders assess self-employed income in different ways and may ask for accounts, tax calculations, bank statements or other evidence.
Can I keep my current mortgage when I move home?
Some mortgages may be portable but moving the mortgage is not automatic. The lender will normally reassess your affordability, the new property and its current lending criteria.
When should I start thinking about remortgaging?
It is usually sensible to review your options several months before your current deal ends. This provides time to compare the available routes and complete an application without unnecessary pressure.
Is the lowest interest rate always the best mortgage?
Not necessarily. Arrangement fees, valuation costs, incentives, early repayment charges and mortgage features can all affect the overall suitability and cost of a mortgage.
