Joanne Gray Mortgages Ltd was created to offer a more personal, organised and straightforward mortgage service, with one adviser supporting you from the first conversation through to completion.
Joanne’s background
Experience in advice, compliance and looking after every detail.
Joanne’s career in financial services began in 2000. Over the following 11 years she worked across mortgage advice, independent financial advice, paraplanning and compliance.
This provided experience of advising clients as well as understanding the detail and regulation behind good financial advice.
Joanne later moved into project management within a large family-run business before returning to mortgage advice in 2026. The decision to return was deliberate: to combine her financial services background with the practical, organised and personal approach developed throughout her career.

- CII Equity Release qualification
- CII Financial Planning Certificate
- CII Life & Pensions Foundation Certificate
Professional titles and qualification wording will be confirmed during the HL Partnership compliance review. Later-life lending will only be promoted after Joanne receives the required approval.

Local to Harrogate with UK-wide availability.
Harrogate is both Joanne’s home and the base for her business. She has lived and worked locally for many years and wants Joanne Gray Mortgages Ltd to become a trusted local name.
Joanne can advise clients across the UK by phone or video. Face-to-face appointments can be arranged within approximately 15 miles of Harrogate where practical.
